I SIGNED THE LEASE 6 YEARS AGO WHEN THE ECONOMY WAS VERY DIFFERENT AND MY LEASE PAYMENT WAS $8,500/MONTH VS. THE $3,200 THE OWNER IS TRYING TO LEASE THE SPACE FOR NOW. THE COFFEE HOUSE WAS LOCATED IN SOUTH ORANGE COUNTY. THE AREA WAS SIGNIFICANTLY IMPACTED BY THE ECONOMY. THIS AREA HAD THE HIGHEST MORTGAGE DEFAULT RATES IN ORANGE COUNTY. THIS HAD AN OBVIOUS NEGATIVE IMPACT ON SALES. ALL DEBT WAS ASSOCIATED WITH THE COFFEE HOUSE WHICH I HAD TO SIGN A PERSONAL GUARANTEE FOR THE LEASE. THERE WERE 6 YEARS LEFT ON THE LEASE. I HAVE NEVER HAD A COMPLAINT OR ANY ISSUES IN MY FINANCIAL SERVICES PRACTICE.
