In 2008, home value dropped from $301K to mid $160s. Was not able to refinance and when mortgage adjusted to a conventional loan at 8.5%, could not afford payments. Had to short sale due to home value- as I had never pulled money out of the home, I qualified for a program that treated the short sale as a regular sale with no repercussions on the forgiven amount. Followed all rules and closed sale to new buyer successfully.
