DUE TO THE DOWNTURN IN THE ECONOMY HIS RENTERS LOST THEIR JOBS AND FAILED TO PAY RENT. AFTER EVICTING THE TENANTS, DAN DETERMINED HE COULD NOT MAKE BOTH MORTGAGE PAYMENTS WITHOUT RENTERS. RENTAL VALUES DECLINED IN THE AREA AND HE WAS UNABLE TO FIND SUITABLE RENTERS THAT COULD PAY HIS ASKING PRICE. DAN WAS APPROACHED BY A POTENTIAL BUYER OFFERING TO PURCHASE THE HOME AT A LOWER PRICE THAN WHAT DAN OWED. DAN APPROACHED WELLS FARGO TO MAKE ARRANGMENTS TO PAY OFF THE LOAN WITH THE BUYER OF THE HOUSE AND CONVERT ANY ADDITIONAL FUNDS NOT MET BY THE PURCHASE PRICE TO A NOTE (LOAN) HE WOULD EVENTUALLY PAY OFF. HOWEVER, WELLS FARGO DECLINED HIS OFFER AND TOLD HIM THAT HE HAD TO FIRST BE BEHIND ONE PAYMENT BEFORE THEY WOULD WORK WITH HIM. THEN THEY TOLD HIM AT THAT POINT, HE WOULD HAVE TO DO A SHORT SALE. DAN WAS FORCED TO SETTLE THE DEBT WITH THE BANK UNDER THOSE CONDITIONS.
