AT THE TIME WE HAD $200,000 IN LIQUIDITY AND FELT SECURE IN THE ABILITY TO EITHER SELL OR RENT OUR EXISTING PRIMARY RESIDENCE. WE WERE ABLE TO RENT IT AND KEPT IT RENTED FOR THE PAST 2.5 YEARS. WE LOST $1,200/ MTH IN CASH FLOW ON THE HOUSE AS THE RENT DID NOT COVER THE MORTGAGE PAYMENT. DURING THAT SAME TIME MANY OF OUR INVESTMENTS DECLINED SIGNIFICANTLY IN VALUE. THE EXISTING HOUSE ALSO SIGNIFICANTLY DECLINED IN VALUE. THIS PAST JUNE OUR TENANTS OFFERED A GOOD MARKET VALUE PRICE FOR THE HOUSE. I HAD JUST BEEN PERSONALLY LAID OFF FROM MY JOB AT LIBERTY TAX SERVICE. OUR LIQUIDITY HAD BEEN SUBSTANTIALLY DEPLETED SO I CALLED CITI MORTGAGE FOR A SHORT SALE. THEY AGREED AS THEY HELD THE FIRST AND SECOND MORTGAGES. THE FIRST WAS PAID IN FULL AND THE SECOND WAS PAID AS AGREED, JUST NOT IN FULL.
