WHEN I BOUGHT THE HOUSE IN 2004 I WAS MAKING WELL MORE THAN NEEDED TO MAKE THE MORTGAGE PAYMENTS. THEN IN 2007 THE COMPANY THAT I WORKED FOR CLOSED LEAVING OVER 7000 EMPLOYEES OUT OF WORK. I LANDED A NEW POSITION QUICKLY, BUT FOR HALF OF MY PREVIOUS INCOME. THEN IN 2009 THE PAYMENT WENT FROM A FIXED TO AN ADJUSTABLE WHICH RAISED THE MONTHLY PAYMENT. UNABLE TO MAKE THE PAYMENTS WITHOUT DIPPING INTO MY IRA, I WORKED WITH AN AGENT AND THE LENDER TO SHORT SELL. THE COMPRISE WAS FOR CLOSE TO 180K BETWEEN THE FIRST AND SECOND. IF THE REAL ESTATE MARKET HADN'T DECLINED SO DRASTICALLY, I WOULD HAVE HAD OTHER AVENUES TO SELL. IT WAS A LAST ALTERNATIVE.
